DESCRIPTION
True to its name, Rising Sun House is a home filled with sunshine, the sort of property that makes you feel instantly at home. The period front door is clad with clematis, setting the tone for the truly charming and historic family home that lies within. The main entrance opens into a spacious reception hall, with lovely terracotta tiled floor and large shower room off.
The ground floor rooms are all interconnected, giving the house a wonderful sense of effortlessly flowing from room to room. A rear entrance hall leads off the main hall, with kitchen and utility/back kitchen leading off. The kitchen is fitted with bespoke units by a local designer, cleverly designed to optimise storage and painted in warm blue tones to complement the terracotta tiles. There is also a back kitchen providing fantastic extra storage space, as well as doubling up as a utility/boot room. A doorway from the back hall provides access to the garden.
An arched doorway leads from the main kitchen to the dining room, a wonderful space which works equally well as an every day kitchen dining space or as a more formal dining room. A sash window throws lights into the room, providing a romantic view to the garden beyond.
A spacious L shaped sitting room leads off the dining room (also accessed via the main reception hall); this is a lovely room that lends itself to multi use, such as a music room or play room, alongside the main seating area. A fabulous fireplace with huge stone lintel over and wood burning stove inset, creates a focal point for the room and a stunning sash window offers lovely views to the garden. There is also a door leading to the garden, perfect for summer days.
Stairs lead off the main hallway to a landing area and three double bedrooms. All of the bedrooms have lovely views over the garden and ample built in wardrobe space and the third bedroom, along with several other rooms in the house, benefit from bespoke newly fitted wooden windows.
There is a large family bathroom with bath and WC and 'secret' staircase leading to the top floor where there is a tremendously useful space, ideal as a home office, storage or play room, or even just a perfect spot for hiding away!
One of the real joys of Rising Sun is its garden. South facing and perfect for catching that rising sun, the garden is totally enclosed with a patio area and well stocked with mature shrubs. There is also a large shed and children's playhouse.
There is also access to a large cellar from the front of the house, an ideal space for additional storage.

Other applications may be considered on merit following a minimum of 8 weeks marketing on the Council’s website
LOCATION
Avening is a wonderful historic village with a tremendous sense of community spirit. The vendors describe the villlage as 'very special, the sort of community that scoops you up and welcomes everyone.' Ideal for a young family, Rising Sun is walking distance from both the popular primary school and the park.
Avening is well placed, positioned in a pretty valley between the market towns of Tetbury and Minchinhampton, in the south-west of the Cotswolds and only a short drive from the popular market town on Nailsworth, home to numerous restaurants and boutique shops. Rising Sun sits in an elevated part of the village, which has a lovely historic Norman church. There are great walks in the vicinity and the lovely historic market towns of Tetbury and Minchinhampton are both nearby.
London is circa 2 hours by road with regular train services from both Kemble and Stroud stations, with trains scheduled from 75 minutes into London Paddington. Regency Cheltenham and Georgian Bath are almost equidistant. Minchinhampton has three challenging golf courses and the well know Gatcombe horse trials are hosted in the land adjacent to Avening.
Both the M5 and M4 motorways are easily accessible (M5 Jct13 Stroud - 7.5 miles, M4 J15 Swindon - 30 miles, J18 Old Sodbury (Bath/Bristol) - 16 miles).
DIRECTIONS
From our Minchinhampton office, turn left onto Tetbury Street. Travel through Hampton Fields, descending down Hampton Hill where you will find the right hand turning to Old Hill, just after the bend. Travel along Old Hill until you reach the crossroads, where Rising Sun will be found on your left hand side.
