DESCRIPTION
This striking, detached Victorian residence occupies a prominent position in the popular semi-rural village of Elmore. Backing on to open fields, with un-interrupted countryside views, this home has been in the same ownership for many years and now affords an opportunity for further improvements/extensions (subject to the necessary consents). As illustrated on the floor plan, the accommodation is positioned across two levels with the ground floor offering two reception rooms, kitchen, utility room and ground floor bathroom. Four bedrooms are located on the first floor.

Gardens are located to the front and rear of the property with off street parking and an open fronted garage to the side and the rear garden is of a good size, ideal for keen gardeners or those with an eye for landscaping.

LOCATION
Elmore is situated immediately south-west of Gloucester. An ancient and historic farming community which has existed undisturbed by the hustle and bustle of modern life, Elmore is tucked away off the beaten track, between the River Severn and the Sharpness canal. It has uninterrupted views over undulating farmland. Although in a rural setting, Elmore is within 5 miles of Gloucester, so perfect for working in the city or indeed Cheltenham and access to the M5 motorway (Junction 12) is very straight forward.

There are excellent schools in the vicinity both state and private including a popular primary school in the next village of Longney. Nearby Quedgeley has good local facilities or there is the more traditional atmosphere of the 'Green Shop' general stores at Frampton on Severn. London is about 2 hours 30 minutes by road with main line train services into Paddington from Stonehouse Station (about 105 minutes).

Motorway M5 J12 Stonehouse - 6 miles, Gloucester Railway Station - 6 miles, Stonehouse Railway Station - 9 miles, Cheltenham (central) - 16 miles, Bristol Airport - 40 miles. (Distances are approximate).

DIRECTIONS
From our Stroud office head westwards towards Stonehouse taking the A419 crossing the M5 and turning right at the next roundabout onto the A38. At the next roundabout, take the first left towards Gloucester and the first left again towards Quedgeley. After a very short distance, turn left onto Green Lane passing the village hall. At the end of the road turn right onto Sellars Road and at the roundabout take the first exit towards Elmore. Continue over the crossing of the Gloucester & Sharpness Canal into Elmore where the property can be found on the left hand side, just after the village hall.

AGENTS NOTE
