DESCRIPTION
In a wonderful elevated location, this is a home that offers far reaching views from almost every room of the house and the higher you climb, the further and wider you can see.
Accessed via a garden path leading to a cottage gate, this home exudes cottage charm. The main entrance opens into a hallway with the kitchen to the rear of the property. Fitted white units and a grey worktop create a light space with a window overlooking the entrance courtyard. A door leads off the back of the kitchen to a utility area with access to the garden.
The sitting room is to the front of the house and offers a fabulous light filled dual aspect room with large window seat, perfect for perching and soaking up the magnificent far reaching views. A fireplace provides a lovely focal point to the room and wooden floorboards offer character alongside functionality.
Stairs lead off the sitting room to the first floor landing with a pretty window overlooking the rear garden. There is a family bathroom with bath and shower over and a good sized double bedroom with built in cupboards and stunning views.
A further staircase leads to the top floor where there is a wonderful dual aspect bedroom with character beams and a view to top all views!
The garden is to the rear of the property and offers a patio area and tiered lawn with steps leading to the top of the garden and an access gate onto Brimscombe Hill and Minchinhampton Common. The garden is well stocked with a pond, mature shrubs and trees and a garden shed.
ADDITIONAL INFORMATION
There are two gated access routes to the cottage. The access leading off Brimscombe Hill belongs to 2 Yew Tree Cottages, with a right of access granted to No. 1 and the path leading off the northern side of the cottage belongs to No. 1 with a right of access granted to 2 Yew Tree Cottage.
DIRECTIONS
From our Minchinhampton office, head along West End and proceed along Windmill Road in the direction of Minchinhampton Common.
Cross over Tom Long's post and head down Brimscombe Hill. After approximately 200 yards, take the first left (opposite Burleigh Lane) and park as soon as you can on the right hand side on the verge, next to the telegraph pole.
LOCATION
2 Yew Tree Cottages is situated in an elevated position in the delightful hamlet of Burleigh, just below Minchinhampton Common. A gate at the top of the garden provides easy access to the adjoining common, offering more than 650 acres of glorious National Trust land with wonderful walks, as well as a popular golf course.
Minchinhampton is 5 minutes drive away or a hearty walk across the common. This charming market town offers an excellent primary school, as well as several cafes, a popular pub and local shops. Nailsworth and Stroud also offer excellent shopping and recreational facilities with several leading supermarkets in Stroud, including a Waitrose. There is also a popular Saturday farmers' market in Stroud.
One of the key draws to the area is the excellent choice of schools, with sought after boys and girls grammar schools in Stroud and Thomas Keble in nearby Eastcombe.
Regency Cheltenham is within easy reach as is Georgian Bath, both with excellent shopping, theatre and the arts, while London is circa 2 hours by road or 90 mins by train from Stroud Stataion. Junction 13 of the M5 motorway is circa 15 minutes drive, providing easy access to Bristol and the Midlands.
