DESCRIPTION
Pear Tree Cottage exudes a French rustic charm, enhanced by the fact it has its own little copse and orchard. One half of a delightful pair of distinctive period cottages, with an ancient pear tree against the side wall, the property has an east/west aspect with the sun full on the front of the cottage in the morning and the rear in the evening. Spread over three floors, the accommodation features good ceiling heights and retains many period features. There are two porches across the front, a generous sized sitting room, exposed beams and traditional fireplace with wood burning stove, while the kitchen has an Aga and original flagstone floor. The principal bedroom with en-suite is on the first floor and there is also a second bedroom and separate bathroom plus two further bedrooms on the second floor. There is space to park by the cottage and a garden to the front and rear. There is a right of access over a paddock (not owned by Pear Tree Cottage) to a delightful wooded area and an orchard (approx 0.25 acre) with raised beds. There is also a timber cabin, the perfect artist's or writers retreat.

LOCATION
Pear Tree Cottage is situated in the hamlet of Tickmorend in the Cotswold hills between the village of Horsley and the thriving market town of Nailsworth, south of Stroud. Quiet and peaceful, accessed by sunken country lanes, Tickmorend sees little passing traffic so it is perfectly feasible to walk into Horsley, with its well stocked community shop, popular pub and excellent primary school. Not surprisingly, there are lovely views from Pear Tree Cottage, especially from the upper floors, overlooking a network of small fields with livestock. Within two hours of London by car or circa 90 minutes by train from nearby Stroud Station. Stroud also has several major supermarkets, including Waitrose, as well as an award winning Saturday Farmer's Market. Also nearby is Nailsworth, a lovely town full of independent traders and with the bonus of free car parking. There are lovely walks in the vicinity, local livery stables, an excellent choice of local restaurants and several nearby challenging golf courses. One of the key draws to the area is the excellent choice of schools in both the private and state sector, with several sought after grammar schools in nearby Stroud.

DIRECTIONS
From our Minchinhampton Office, proceed along West End into Windmill Road and at the T junction turn left for Nailsworth. At the mini roundabout in Nailsworth turn left onto the A46. Take the second right shortly after passing Nailsworth Town Hall, to Horsley. Continue up the hill into the village and immediately prior to the pub, turn right to Downend. Follow the lane into Downend and as you reach the bottom, bear round to the right and then almost immediately hard left up the opposite slope of the valley. The turning to Pear Tree Cottage can be found on the right after approximately 250 yards.

GENERAL INFORMATION
Pear Tree Cottage is semi-detached. It has parking for one car. The copse and orchard it owns, are separated from it by a small paddock, across which the owners have right of access. The property is within The Cotswold Area of Outstanding Natural Beauty.
