The property is accessed via a gravel path leading to a substantial oak door which opens into a truly impressive reception hall. The size and proportions of the entrance hall set the tone for the rest of the property, offering a cleverly designed and spacious home. The open-plan sitting and dining room lead off the reception hall. A lovely light-filled space, the sitting room offers exceptional valley views. A contemporary log burning stove provides a focal point to the room with pretty windows either side of the fireplace overlooking the garden. Double doors open from the dining room to a fabulous balcony, the perfect spot for alfresco entertaining or for an evening drink whilst soaking up the view. The kitchen/breakfast room is set at the opposite end of the house and is a generously proportioned space with stylish fitted cream units and built-in appliances. A large utility room with access to the garden, leads off the kitchen. Alongside the kitchen is a light-filled study, overlooking the side garden and to the rear of the house is a further office/snug/bedroom 5. There is a also a bedroom and shower room at this level plus a useful conservatory space. Three further double bedrooms are located on the first floor, the principal suite with en-suite shower room plus two large walk-in wardrobes and a separate large family bathroom. Ample storage space is available at this level, with attic space and storage cupboards.

The real jewel in the Gerrans' crown however, lies in its fabulous plot and breath-taking views. With two separate driveways, both offering ample parking, double garage and store room, the property is enveloped by its own grounds with well stocked borders and several seating areas from which to soak up the panorama.

LOCATION
Painswick is a quintessentially pretty Cotswold village. Steeped in history, the village offers all that is best about village life; a thriving and welcoming community with an abundance of local events, two pubs, village shops and several cafes. There is a boutique hotel within a couple of minutes walk from Gerrans, offering fine-dining to non residents and a popular golf course on the nearby Painswick Beacon. One of the key draws to the area is the excellent choice of schools in both the state and private sector with sought after grammar schools in Stroud, Gloucester and Cheltenham. In the private sector, there is a good choice of schools in Cheltenham as well as Wycliffe in Stonehouse and Beaudesert Park in Minchinhampton. School buses run from the centre of the village to most of the local schools in both the private and state sector. There is also a popular village primary school within walking distance of Gerrans. Stroud is the nearest town with excellent facilities including a Waitrose supermarket plus several other leading supermarkets, a multiplex cinema and award winning Saturday Farmers Market.
Well placed for commuting, Painswick is circa 90 minutes to London by train from nearby Stroud mainline station and approximately 20 minutes drive to Cheltenham and Gloucester. The M5 motorway is also within easy reach, for commuting to Bristol and the Midlands.

DIRECTIONS
From our Painswick office head into the centre of the village along Victoria Street, turning right by the ARC into Tibbiwell lane; after 20 yards, take the first right turning into Kemps Lane, passing The Painswick Hotel on your right hand side. Orchard Mead will be found shortly after the hotel on the left hand side and Gerrans is the first house on the right, with two separate gated driveways.
