DESCRIPTION
Tilia offers a light filled home with a unique style and flair and a nod to 70s glamour. Offering fabulous valley views, good sized landscaped garden and parking, the house is hidden away along a leafy private drive within minutes of the centre of Painswick. Opening into a spacious open-plan reception hall and living space with large windows overlooking the south facing garden, the home has an instantly bright and welcoming vibe. A stylish double sided gas fire provides a wonderful focal point for the two reception rooms, both of which have super big windows plus double doors opening to a sun terrace from the main reception room. The kitchen is a lovely spacious room with breakfast bar, fitted units and built in appliances and superb views across the Painswick valley. A large utility room leads off the kitchen with access to another patio, the perfect space for a morning coffee whilst taking in the panorama. To the far end of the ground floor is a good sized home office which could also be used as a 5th bedroom, together with a Jack and Jill shower room. The first floor comprises three/four double bedrooms, the principal suite with en-suite shower room and large dressing room/bedroom four and a further en-suite bedroom. A family bathroom is also located on the first floor.

The greatest joy of Tilia lies in its location and grounds. Landscaped gardens with well established borders, pretty pond and fabulous espalier fruit trees, envelope the house. Numerous seating areas provide ample choice for the best spot to enjoy a morning coffee or an evening glass of something refreshing, whilst soaking up the fabulous valley views. A single garage with electric door and parking for several cars, completes the Tilia package.

DIRECTIONS
Leave our Painswick office in the direction of Stroud on the A46, taking the first left hand turn after the church, alongside Stamages Lane car park. As you turn into the car park you will see the entrance to Castle Close directly in front of you, identified by two turrets. Tilia is the first house on the right hand side.

LOCATION
Castle Close is one of Painswick's best kept secrets. An exclusive development of stylish properties tucked away along a leafy private road, the location offers tranquility and superb far reaching views, all within minutes of the centre of the village. Often referred to as the Queen of the Cotswolds, Painswick has a tremendous sense of community spirit and many local amenities including a popular primary school, two pubs, a bijou hotel just a short walk from Tilia and a small local restaurant, as well as a newly opened cafe and arts shop. There is also a well-stocked village shop, chemist and even a highly acclaimed fabric shop. One of the key draws to the area is the excellent choice of schools, with sought after grammar schools in Stroud, Gloucester and Cheltenham, as well as many popular schools in the private sector. Nearby Cheltenham has several well known schools in the private sector and more locally, Beaudesert Park in Minchinhampton and Wycliffe in Stonehouse. Several of the schools in the private sector offer bus services from Stamages Lane car park (a 2 minute walk from Tilia) and buses run to both the Stroud and Cheltenham grammar schools from the centre of the village. The village is popular with tourists and is well known for the beautiful Rococco Gardens and also its Beacon, a huge expanse of common land offering a wonderful source of walks and far reaching views to the Malvern Hills and also host to a popular golf course.

Well placed for commuting, Painswick is circa 90 minutes to London by train, from nearby Stroud mainline station and approximately 20 minutes drive to Cheltenham and Gloucester. The M5 motorway is also within easy reach, for commuting to Bristol and the Midlands.
