DESCRIPTION
This charming terraced period home has been stylishly presented to enhance the features of its origin with an array of fabulous features such as ornamental fireplaces and wooden floorboards. At ground level the entry is directly into the sitting room with a lovely sash window to the front and a window to the rear from which to admire the stunning far reaching views. Stairs down lead to the deceptively spacious and light kitchen/dining room with exposed stone fireplace, range of fitted units and a utility area under the stairs. The kitchen also offers direct access to the rear gardens. The second bedroom and bathroom are located on the first floor, whilst the master bedroom is located on the floor above. This benefits from built-in cupboards and further storage in the attic above.

To the front of the house, there is parking for one car and additional free parking is available a little further along the quiet, residential lane. A lovely brick paved seating area to the rear offers an ideal tranquil space for alfresco dining with steps down to beautiful and colourful cottage gardens; a heaven for butterflies and bees alike.

LOCATION
Upper Leazes is located on a popular side road on the slopes just above the centre of the town. Once described as "The Covent Garden of the Cotswolds" and voted by The Sunday Times as one of the best places to live, Stroud is a market town with a Bohemian feel and many specialist shops, cafes, galleries, markets, cinema, bookstores and a vibrant Farmers' Market. It also has a selection of supermarkets, the nearest being Waitrose.

Stroud boasts a great variety of independent, state and grammar schools and the nearest motorway junction is 13 on the M5 providing access to Bristol and Cheltenham. Stroud mainline station provides a regular service to London (Paddington) in approximately 90 minutes.

DIRECTIONS
From our Stroud Office proceed up the hill passing the Police station on the left hand side and the public car park on the right. The entrance to The Leazes can be found after a short distance on the left hand side where the property is located on the left. Upon first viewing, we would recommend parking in Parliament Street public car park (pay and display) and walking up the hill.
