DESCRIPTION
The essence of Long Reach is its potential. Just shy of 3000sq.ft and set in about three quarters of an acre, this spacious family home offers the discerning purchaser the chance to create something truly special and is available with no onward chain. The existing house has a discreet elevated position on the edge of South Woodchester, at the head of its own private drive. Its grounds are generally level or gently sloping screened by mature trees. The aspect is south/south-east with views across the valley to Amberley, opposite. The existing configuration is straight forward. The rooms lead off a spacious central core at ground and first floor levels. The sitting room and dining room are at the front (the latter with a conservatory off). The kitchen, utility room and cloakroom are at the rear with a further large reception room/games room. The principle bedroom has a shower room en-suite, there are 3 further bedrooms and a family bathroom. Long Reach has a detached double garage and other outbuildings and sits comfortably in the centre of its plot, surrounded by private gardens. The driveway terminates in a broad sweep with ample parking.

LOCATION
Woodchester is a very attractive village located between the market towns of Nailsworth and Stroud in the south-west of the Cotswolds. Long Reach is at the southern end of the village. Woodchester has a popular primary school, pub and village stores/post office and is adjacent to some really lovely countryside, a marvellous source of walks on a network of public footpaths. Accordingly Woodchester attracts residents of all ages but is especially popular with families as there are very good road and rail links locally and a wide choice of schools. Major centres of employment within commuting distance include Cheltenham, Gloucester, Swindon or Bristol. The M5 (junction 13) is only 10 minutes drive and Stroud has a main line station - London Paddington from about 90 minutes. Popular schools locally include Beaudesert Park and Wycliffe or Stroud High and Marling, among others. Stroud has a large Waitrose and other supermarkets while Nailsworth has an exceptional range of private retailers including an outstanding delicatessan with fresh fish counter. A cycle track along a former railway line connects the village to both market towns.

DIRECTIONS
The property is most easily found by leaving Stroud in the direction of Nailsworth on the A46. Pass the Old Fleece public house on your left and take the second right thereafter signposted to South Woodchester. At the subsequent 'T Junction' in front of the War Memorial turn right and then almost immediately left between stone gate pillars marked Woodchester House and Tower House. Proceed up this drive towards Wodchester House and at a subsequent small grass triangle, bear left. Follow the drive past 'Mandalay' and take the next right, which leads to the private driveway to Long Reach, culminating in a broad sweep opposite the garage.

GENERAL INFORMATION
The owners of Long Reach are liable to contributing to the cost of the shared usage element of the private driveway from the public road.
