In an idyllic central village location, John's Cottage offers a charming and immaculately presented family home. With the oldest part of the cottage dating back to 1730, the property is full of charm and character, with comfortingly thick walls, whilst at the same time offering the benefits of a new heating system and stylish modern renovations. The property is accessed via steps leading down to a pretty front door and roadside iron railings. Opening into a spacious reception hall, the home instantly has a lovely welcoming vibe. Aged floor boards run throughout the main reception rooms and the sitting room leads open-plan off the reception hall. A raised fireplace provides a focal point to the room and glazed wooden doors lead directly to the garden. Steps lead off the sitting room to a light filled dual aspect dining room with wood burning stove, plus a good sized home office/bedroom 5 to the rear of the property. To the other side of the sitting room is a good sized kitchen with cream shaker units and tiled floor, with a walk-in larder plus a utility room and cloakroom to the rear of the property. Access to the garden can be gained both from the utility room and also via a large side porch at the opposite end of the kitchen. There are 4 good sized double bedrooms on the first floor, the principal suite with en-suite shower room and spacious upper level dressing room. There is also a family bathroom. All of the bedrooms benefit from magical far reaching views over the Stroud Valleys.
The garden is to the rear and side of the property, with various seating areas, stunning dry stone walling and a path with pretty gate opening onto the lane. There is a single garage plus off street parking for one car.
From our Minchinhampton office, proceed along West End into Windmill road and at the staggered junction on the Common continue over towards Amberley with the reservoir on your right. Drop down the hill and take the first right after the Amberley Inn back up the hill into the village. Pass the chapel on your left and continue to the top of the hill where John's Cottage will be found on the left at the top of the left hand fork, opposite the Black Horse pub. There is off road parking for one car but for ease when viewing, park alongside the grass triangle to the front of the property.
John's Cottage is located in the heart of Littleworth, Amberley along a picturesque quiet country lane. Amberley is a quintessential Cotswold village in an enviable location on the fringe of Minchinhampton Common. With a sought after village school and two popular pubs, both within easy walking distance of John's Cottage, the village has a tremendous sense of community spirit. The surrounding Minchinhampton Common offers over 650 acres of National Trust land, ideal for dog walking and host to one of three challenging golf courses in the vicinity. In an elevated position, the village affords tremendous views across the Stroud valleys. One of the key draws to the area is the excellent choice of schools. Amberley itself has a sought after primary school and there are several excellent grammar schools in Stroud, Gloucester and Cheltenham. There is also a good choice of schools in the private sector, including nearby Beaudesert on the common as well as Wycliffe in Stonehouse.
London is within 2 hours by car or circa 90 minutes by train from nearby Stroud, which also has a large Waitrose plus other supermarkets. Closer still, are Minchinhampton and Nailsworth, both small market towns with a good range of independent retailers.
