DESCRIPTION
Ivy Cottage is a Cotswold gem, the original part of which dates back to 1835. In the heart of the popular village of Amberley, well known for its sought after primary school, two great pubs and newly opened village store, the cottage occupies an enviable spot in the hub of the village. Immaculately presented and lovingly restored, you know you are in for a treat as soon as you step foot inside the spacious reception hallway. The whole ground floor seamlessly flows from room to room, with fabulous richly coloured bamboo floor boards throughout. A light filled sitting room with dramatic vaulted ceiling leads off the hallway with stylish wood burner and double doors leading out to the patio and lawns beyond. The perfect room for summer entertaining.
Leading off the reception hallway there is a good sized snug, currently used as a home office, with character features including fireplace with stone lintel over and exposed beams.
Accessed via an arched opening, there is also a spacious utility with cloakroom off. The kitchen is to the rear of the property and is fully fitted with contemporary blue/grey units, centre island and room for a freestanding table. Double doors again open onto a further terrace.
Upstairs are three good sized double bedrooms, the rear bedroom with panoramic far reaching views spanning from Horsley to the Woodchester Valley. There is a fabulous spacious bathroom beautifully fitted with contemporary fixtures.
The garden is level and enclosed with a delightful dry stone wall to the front of the property. Double wooden gates open onto a parking space for two cars.
LOCATION
Amberley is a quintessential Cotswold village in an enviable location on the fringe of Minchinhampton Common. With a sought after village school and two popular pubs, both within easy walking distance of Ivy Cottage, the village has a tremendous sense of community spirit. The surrounding Minchinhampton Common offers over 650 acres of National Trust land, ideal for dog walking and host to one of three challenging golf courses in the vicinity. In an elevated position, the village affords tremendous views across the Stroud valleys.
One of the key draws to the area is the excellent choice of schools. Amberley itself has a sought after primary school and there are several excellent grammar schools in Stroud, Gloucester and Cheltenham. There is also a good choice of schools in the private sector, including nearby Beaudesert on the common as well as Wycliffe in Stonehouse.
London is within 2 hours by car or circa 90 minutes by train from nearby Stroud, which also has a large Waitrose plus other supermarkets. Closer still, are Minchinhampton and Nailsworth, both small market towns with a good range of independent retailers.
DIRECTIONS
From our Minchinhampton Office, proceed along West End into Windmill road and at the staggered junction on the Common continue over towards Amberley with the reservoir on your right. Drop down the hill and take the first right after the Amberley Inn back up the hill into the village. Pass the chapel on your right and continue to the top of the hill where Ivy Cottage will be found on the left, just prior to the grass triangle and the Black Horse pub. There are two parking spaces outside the double wooden gates or parking alongside the grass triangle.
