DESCRIPTION
Walnut Tree Cottage offers a superbly presented home in an idyllic rural setting with stunning views to the Cotswold escarpment. Thought to have originally been a farm worker's cottage, the property has been lovingly restored and tastefully extended. The home exudes a welcoming vibe and the thick walls create a blanket of warmth.

Entering the cottage via an outer porch, you step into a spacious hallway from which the sitting room, dining room and stairs lead off. The front facing sitting room offers a spacious and homely room with a wood burning stove and french doors opening to a front patio. The dining room faces the rear of the property, with double doors opening onto a rear patio, overlooking farmland. The kitchen leads off the hallway and is fitted with a deep red Stanley cooker, top of the range Miele appliances and stylish Corian worktops, sink and up-stands flow throughout. A large double height utility leads off the kitchen, with ample and well designed storage plus access to attic space. A cloakroom with shower and loo leads off the utility plus a separate rear porch, used for boots and wood storage.

Upstairs are three good sized double bedrooms, all with fantastic far reaching views, not least the master bedroom, which looks across to Frocester Hill. There is a good sized landing area, ideal for use as a home office and spacious bathroom overlooking farmland.

The garden typifies all that is best about an English country garden, with miniature fruit trees and of course, two Walnut trees! There is ample parking plus a double garage with electric doors and EV charging point and a good sized shed.

LOCATION
Walnut Tree Cottage is situated on the outskirts of Frocester, a welcoming and inclusive village, with a strong sense of community. There is a fantastic Cricket Club, around which many of the village's social events are centered. Well known for its Beer Festival, the event draws crowds from miles around. The Frocester Fayre Farm shop is popular for locally-raised meat, and Godsell’s artisan cheeses and milk come from the next-door dairy herd. There are two nearby pubs and also excellent schools, with a primary school in the neighbouring village of Leonard Stanley and sought after grammar schools in nearby Stroud, as well as many popular schools in the private sector, including Wycliffe in nearby Stonehouse. Whilst situated in an area of rural beauty, the cottage is still only 7 minutes from the M5, junction 13 and 6 minutes from Stonehouse Station, with regular train services into London Paddington.

DIRECTIONS
From our Stroud office, drive along Russell Street and Rowcroft. Follow the A419 towards the M5 until the road splits into three lanes at the traffic lights. Take the left of the three lanes, signposted King’s Stanley and Leonard Stanley. Turn right on Brockley Road, and right at the T junction at the end. Follow the road through Leonard Stanley and you will pass the Frocester village sign. Walnut Tree Cottage will be found on the right hand side soon after, distinguished by a white-washed entrance wall.
