LOCATION
Kingscote is a pretty village approximately 5 miles west of Tetbury, with a Norman Church and a popular pub. The Maltings lies a short distance outside the village and is one of four properties in their own little hamlet. While the essence of this location is the views, it is also convenient for good schools including Beaudesert Park, Westonbirt, Wycliffe, Stroud High and Marling among others. London is under 2 hours by road or about 70 minutes by rail from Kemble Station (near Cirencester). There is good access to the M5 Motorway, Bristol, Bath, Cheltenham or Gloucester. Tetbury is a lovely old 'Wool' town, with excellent shopping and places to eat, as well as a Tesco supermaket. The walks in the vicinity of The Maltings on a network of public footpaths are exceptional and there is also a local livery stable and riding school at Barton End and High Goal Polo in the summer months at the Beaufort Polo Club. Calcot Manor with its Conservatory Restaurant and Spa is nearby, as is the famous Westonbirt Arboretum. Taken together, this is an exceptional location and an idyllic place to live in beautiful, peaceful surroundings.

DIRECTIONS
From our Minchinhampton office proceed down the hill to Nailsworth and at the mini roundabout, turn left towards Bath. Follow the A46 until the traffic lights by the Calcot Hotel and Spa and turn right onto the A 4135 for Dursley. After about 2 miles, turn right opposite the Hunters Hall Inn, into Kingscote. Follow the road and take the first left as the roads bends right. Proceed for approximately half a mile and the entrance to the shared private driveway to The Maltings, is on the right. Bear left for The Maltings.

GENERAL INFORMATION
The initial part of the driveway from the public road is shared with the neighbours. The property is in an official area of Outstanding Natural Beauty.
