DESCRIPTION
Catalpa Cottage is a hidden gem in the heart of the Cotswold market town of Tetbury. Tucked away along a private drive, only the initiated would know this handsome home even exists. Filled with period charm with pretty sash windows, shutters and the most marvellous aged flagstone floors, the cottage flows beautifully with an abundance of natural light and cosy corners throughout. A spacious boot room/reception hall with cloakroom leading off, sets the tone for the remainder of the home - welcoming and filled with historic charm. The sitting room is clearly the heart of the home. Stunning aged flagstone flooring, wooden floor boards and a pretty fireplace with wood burning stove inset, create a room filled with charm and romance. Sash windows with shutters perfectly frame the beautiful garden vista, bringing the joy of this perfectly English country garden within. The kitchen leads off the main reception, with ample storage, further stunning aged flagstone flooring and a pretty view over the garden. A dining room provides ample room for a good sized table with double doors opening to a wonderfully secluded patio and seating area, the perfect spot for a morning coffee or an evening drink. A home office is located on the lower floor, an ideal quiet space with natural light. Upstairs comprises three bedrooms, the principal with en-suite shower room plus a family bathroom. All of the bedrooms have been well laid out to provide lovely comfortable spaces and all have wonderful views over the sloping lawns.

The garden at Catalpa cottage is an absolute magical haven. Gently sloping lawns and well stocked borders filled with English country flowers, lend a romance and charm to the spacious grounds totaling nearly an acre. A large cottage garden is located behind a beech hedge and a bothy with power supply is hidden away at the bottom of the garden, together with a second storage outhouse. Access to a public footpath runs along the bottom of the garden. Handsome dry stone walls bank behind the house lending shelter and steps lead up to a parking area for two cars.

DIRECTIONS
The property is most easily found by leaving our Minchinhampton office via Tetbury Street towards Avening. On reaching Avening, turn left at the T-Junction up Tetbury Hill towards Tetbury. On entering Tetbury, turn right on to Long Street. At the roundabout by the Market House, carry straight on and then branch left onto Gumstool Hill. The entrance to Catalpa can be found after a short distance on the right hand side, adjacent to the Kingsley House Nursing Home. PLEASE NOTE - whilst Catalpa has parking for a couple of cars, on first viewing, we suggest parking either on Gumstool Hill or the adjacent Chipping Car Park, where one of the Murrays' team will meet you and explain the parking arrangements.

LOCATION
Tucked away in the heart of Tetbury, Catalpa with its large plot and private location, is a rare find in the centre of this charming market town. Well-known for its royal connection with Highgrove just up the road, Tetbury with its pretty market square, offers a quintessential Cotswold town. A bustling high street lined with independent retailers, antique shops, cafes and restaurants, make Tetbury a vibrant destination for tourists and locals alike. Westonbirt Arboretum is within ten minutes drive and a great destination for scenic walks and also a popular venue for hosting open-air festivals and music concerts. A handsome church sits in the centre of the town and the community is both welcoming and inclusive. Well located for amenities, there is a Tesco superstore on the periphery of the town and the nearby market town of Cirencester has a Waitrose superstore. Nailsworth, Minchinhampton and Stroud are also within easy reach, all offering a good range of amenities, including shops, cinema and sporting facilities. One of the key draws to the area is the excellent choice of schools, in both the private and state sector. In the private sector, Westonbirt School is within ten minutes drive and Beaudesert Park in Minchinhampton, just a 15 minute drive. There is also a good choice of sought after grammar schools in Stroud, Gloucester and Cheltenham. The town is well-placed for commuting links with easy access to the M4 and M5 motorways, bringing both Bristol and Swindon within easy reach.
