DESCRIPTION
Occupying a tucked away location on the outskirts of Minchinhampton, and close to the Cotswold Gliding Club, this deceptively spacious, light and airy 3-bedroom bungalow offers an array of outbuildings (including a studio/home office) and off street parking for two cars. The property has been extended by the current owners, the layout offers versatility in use with the opportunity for those looking to work from home. As illustrated on the floor plan, the property is entered into via the entrance hall with an array of built in storage facilities. A number of rooms are accessed from here including the Utility room (with dog shower), Kitchen/Breakfast room with an array of built in units including an Alpha, Aga style, oven, family room with access to the rear garden, L-shaped sitting/dining room with wood burning stove, 3 double bedrooms (master with walk in wardrobe and en-suite shower room) and the family bathroom.

EXTERNALLY
Level gardens are located to the front and rear of the property both enclosed and offering private space. The front gardens are mainly laid to lawn with a sociable seating area and newly constructed garden shed with light/power and ample storage. The gardens to the rear offer more of a productive environment, with an array of outbuildings including sheds, workshops and a detached studio/home office or potential air B&B. Parking for two vehicles is located along side the property.

DIRECTIONS
From our Minchinhampton office proceed up the High street into Butt Street and at the junction with the Common turn right for Cirencester. Proceed towards Aston Down and immediately prior to the roundabout there, turn right in to Cowcombe Lane where the property can be found a short distance along on the left hand side. Upon first view, we suggest that you park on the lane.

LOCATION
Hawthorn Bungalow occupies a tucked away location, near to the Cirencester Road and on the outskirts of the popular market town of Minchinhampton and acres of national trust common land. It is therefore rural but not isolated and likely to be popular with families because of the excellent choice of schools for all ages in the vicinity. Hawthorn Bungalow should also appeal to commuters, as London is about 2 hours by road (or 75 minutes by train from Kemble station to Paddington), with good access to the M5 motorway as well for Bristol or the Midlands.

Both Cirencester and Stroud have major Waitrose stores (among other supermarkets), the former often considered the 'Capital of the Cotswolds', the latter better known for its arts scene, independent retailers and award winning Farmers Market. Nearby Minchinhampton has good local facilities as well as two challenging golf courses. The surrounding countryside is a wonderful source of walks, there are opportunities to ride and keep a horse at livery, local pony clubs, the Gatcombe Horse Trials and High Goal Polo, all in the vicinity.
