DESCRIPTION
April Cottage offers a fabulous and immaculately presented home tucked away at the end of a private drive, just a short walk from the centre of Minchinhampton. This charming detached property has an Arts and Crafts vibe with mullion windows throughout. A pretty porch overhangs the main entrance, opening into a light reception hall with a double aspect sitting room with pretty stone fireplace to it's left. Directly opposite is another sitting/dining room again with dual aspect windows flooding the room with natural light. This further leads to the kitchen/breakfast room at the rear of the property with a further useful boot room, ground floor WC and exterior side access. On the first floor are two double bedrooms and a modern family shower room with a double walk-in shower.
Gated access to the front of the property is flanked by pretty Cotswold stone walls which are the perfect introduction to the enclosed south facing lawned gardens and driveway.
There is potential to add an extension or conservatory to the side of the property (subject to the relevant planning permissions) which would offer even more flexible ground floor entertaining space.
A real hidden gem, this could be the perfect downsize or 2nd home property.
LOCATION
Minchinhampton is a thriving market town with an all-inclusive community spirit, several local coffee shops, a sought after primary school and an array of local shops, all within a five minute walk of April Cottage. Well known for its 650 acres of National Trust Common land where cattle roam freely, the town exudes a unique charm, with cows frequently seen trotting up and down the High Street. Offering a wide array of amenities, the town boasts a popular gastro pub (The Crown), several thriving coffee shops, a post office, pharmacist, butcher, general store and doctors surgery. Popular with tourists, the area has much to offer, with lovely walks, three golf courses, one located on Minchinhampton Common and the nearby towns of Tetbury, Cirencester and Nailsworth also a draw. The area offers an excellent choice of primary and secondary schools, as well as several grammar schools in both Stroud and Gloucester. The town is also well located for transport links with London circa 2 hours by road or just over 90 minutes from Stroud Station. The M5 motorway is also easily accessible for commuting to Bristol, Cheltenham, Gloucester and Swindon.
