DESCRIPTION
1 Rose Cottages is an attractive example of a period cottage in a popular location, with lovely views. End terrace, the cottage has an east-west aspect with the sun on its front in the morning and the garden in the afternoon. The front door opens into a delightful sitting room with a traditional fireplace with wood-burning stove inset, polished oak floor boards and part exposed stone walls. The cottage has been extended to the rear with a generous-sized breakfast/family room (also with oak boards) and french window to the garden. The kitchen is a classic 'cook's' kitchen, comprehensively equipped and there is a small utility room. A double and a single bedroom occupy the first floor with a shower room and the master bedroom on the second floor has an en-suite bathroom. A door leads to fixed steps up to a useful attic room. There is space to park two or more cars in front and access down the side of the cottage to the garden at the rear (circa 150 ft), which has a gate opening onto Minchinhampton Common. The garden has two outbuildings, an ornamental pond and exterior lighting.

LOCATION
1 Rose Cottages is situated in the hamlet of Burleigh, along a quiet country lane, approximately one mile from the centre of Minchinhampton and on the north side of Minchinhampton Common. Being conveniently close to the historic market town of Minchinhampton and immediately adjacent to acres of unspoilt countryside, in the stewardship of the National Trust, makes the area very popular. Burleigh has many fine old properties built in the weathered local stone, which blends seamlessly into the surroundings. There are lovely walks in the vicinity and three golf courses in Minchinhampton which has many other excellent facilities; these include a general store, butcher, chemist and Post Office, to name but a few. Nearby Stroud has a major Waitrose and three other supermarkets, an award winning Farmers' Market and a wide range of independent retailers, as does Nailsworth on the opposite side of the Common. London is within a two hour drive, and circa 90 minutes by train, from Stroud station. There are excellent schools in the area, including sought after boys and girls grammar schools in Stroud.

DIRECTIONS
From our Minchinhampton office, head along West End and proceed along Windmill Road in the direction of Minchinhampton Common. Turn right on Cirencester Road and then immediately right again onto Brimscombe Hill. From there take the 2nd turning on your left and the property can be found on your left hand side.

GENERAL INFORMATION
The property is within the Cotswold Area of Outstanding Natural Beauty.
