DESCRIPTION
Goodwood offers a single storey home in a truly exceptional location. Built in 1967, this unique home has been in the same ownership for 56 years. In need of modernisation, the property has the potential to create a spacious contemporary home with fabulous far-reaching views across the Stroud Valley. Set along a sweeping drive, the main entrance opens into a reception hall with the living space designed to optimise the exceptional views. The sitting room is raised level above an impressive glass surround garden room, a space so dramatic with its far-reaching panorama, it is bound to generate gasps of wonder from visitors. Oak floors in the sitting room and beech flooring created from a tree felled from the garden, give the main reception rooms a welcoming and warm vibe. A separate family room/snug with open fire creates a lovely cosy-up for the winter months and leads open-plan to the dining room. The dining room offers an ideal space for entertaining friends and family with doors leading to a patio area, perfect for alfresco dining. The kitchen is a warm and cosy room set to the rear of the house, with oil fired Aga and fitted units. A utility room provides a useful area for hiding washing away. Four bedrooms, two with en-suite, lead off the main hallway, plus a family bathroom. Stairs lead down from the reception hall to a fabulous huge store and separate boiler room (formerly a garage), with access to the garden. The garden is a real feature of the property with mature trees, patio area and large store/garage. A sweeping driveway provides parking for several cars and there is a further store and former stable and tack room at the entrance to the drive.

LOCATION
One of the key attributes of Goodwood is its idyllic and peaceful location with magnificent views across the valley towards Stroud and beyond. Bownham Park is a prestigious private development of individual houses in a fabulous location on Rodborough Common. Goodwood is particularly well-located on the fringe of this exclusive development, with immediate access to National Trust Commonland and within minutes of the popular Cotswold ice cream factory and shop, Winstones. Offering over 600 acres of glorious National Trust land and wonderful walks, the common also plays host to a popular golf course. The market towns of Stroud, Minchinhampton, Nailsworth and Cirencester are all nearby, offering an abundance of independent retailers, restaurants and pubs as well as local shops. The Bear Inn is within walking distance of the property. Nearby Stroud has several major supermarkets, as well as a cinema and award winning Farmers Market. One of the key draws to the area is the excellent choice of schools in both the state and private sector. Stroud, Gloucester and Cheltenham all have sought after grammar schools and in the private sector, Beaudesert Park school is only a short walk away, across the common.
London is circa 2 hours by road or 90 minutes from Stroud mainline station and the M5 is also easily accessible (circa 15 minutes drive from Bownham Park).

DIRECTIONS
Goodwood is most easily found by leaving our Minchinhampton office via West End into Windmill Road and out onto the common. Turn right and immediately left heading towards Stroud. Turn right after The Bear of Rodborough, passing Winstones Ice Cream on your left hand side and you will find the turning to Bownham Park on your right after circa 100 yards. Goodwood is the second property on the right hand side.
